Realized Portfolio

CUBESMART–MELISSA, TX EXPANSION

MCP acquired an existing non-climate facility operated by a private individual.

Upon receiving the appropriate clearances, MCP rebuilt the leasing office and added 20,000 square feet of mostly climate-controlled units.

CubeSmart managed the facility through the lease-up, and the project was sold as part of a four-pack portfolio to a national REIT.

About Us

Montfort Capital Partners “MCP” is a Dallas based firm that invests exclusively in self-storage projects across the nation. Co-Founded by VK Gupta, Amish Gupta, & Shrenik Shah, the team brings 50+ years of experience within real estate, along with management experience overseeing portfolios in excess of $600 million.

MCP utilizes a proven and consistent investment approach that has earned the firm a trustworthy reputation across a growing number of investment partners.

AMISH GUPTA

MANAGING PRINCIPAL / FOUNDER

Amish Gupta is a Managing Principal of Montfort Capital Partners and has overseen the acquisition/development of over $300 million and disposition of $70 million in self storage assets. In addition to being responsible for day-to-day operations, he also leads all sourcing, underwriting, deal structuring, and fundraising efforts.

Amish has more than 15 years of experience in the real estate industry in different capacities. He serves as the Lead Independent Director of Ashford Hospitality Trust (NYSE: AHT), a REIT with more than $5 billion in assets. He also sits on the Ashford Acquisitions committee. In addition to Ashford, he serves on the Investment Committee for the Texas Strategic Growth Fund, an organization that focuses on investing in all real estate classes within Texas. Previously, Amish served as a Managing Partner of RETC, LP (“RETC”) overseeing the strategic direction and day-to-day operations of the property tax consulting firm that has represented more than $40 billion in assets. He led efforts to sell RETC to Ryan, LLC, a multi-national tax consulting firm with over 21,000 clients, in March 2023. Prior to joining RETC, Amish worked as an Associate at The Carlyle Group based in Washington DC where he focused on real estate opportunities based in the United States. In his role, he oversaw more than $600 million in assets. Directly after college, he worked as an Associate Manager in Marketing at Procter & Gamble.

Amish received an MBA from the Kellogg School of Management, where he was Vice President of his class. He also received a BA in Mathematics and Economics from Emory University. He is a licensed Real Estate Broker as well as a licensed Senior Property Tax Consultant.

VK GUPTA

MANAGING PRINCIPAL / FOUNDER

VK Gupta is a Managing Principal of Montfort Capital Partners overseeing the acquisition/development of over $300 million of self storage assets. He focuses his time on development and fundraising efforts while also maintaining a role in all acquisitions.

VK began building the foundations of RETC, a property tax consulting firm, in 1986, starting with his own investment properties and personal residence. Soon after taking on property accounts of friends and family, he realized the great potential of incorporating all commercial and business personal property accounts into his already successful business. From these humble beginnings, RETC grew into one of the most respected property tax consulting firms in the industry and has represented more than $40 billion in assets. In March 2023, RETC was acquired by Ryan, LLC, a multi-national tax consulting firm with over 21,000 clients. Beyond property taxes, VK has in-depth experience in property management, development, and brokerage. He received an MBA from State University of New York and an MS from the University of California at Berkeley. He is a licensed Senior Property Tax Consultant and Real Estate Broker. He is a member of the Texas Association of Property Tax Professionals, the Texas Association of Realtors, the Texas Self Storage Association, and the Collin County Association of Realtors.

SHRENIK SHAH

DIRECTOR / FOUNDER

Shrenik Shah is a Director of Montfort Capital Partners. In his current role, Shrenik manages all the currently owned assets, performs due diligence for all real estate in escrow, and assists all search efforts for new acquisitions. Previously, he served as the Chief Financial Officer and Vice President of Taj Grocers, a full service South Asian supermarket chain. His roles included management of working capital, financial planning and analysis, and payroll.

Shrenik received an MS in Accounting from the University of Texas at Dallas and a BA in Psychology and minor in Business from the University of Texas at Austin. He currently serves on the board of the Texas Self Storage Association and is a licensed Real Estate Agent in the State of Texas. He is also a member of the Texas Association of Realtors and the Collin County Association of Realtors.

JON RAFPOR

VICE PRESIDENT

Jon Rafpor is a Vice President of Montfort Capital Partners. Jon’s leadership role includes analyzing investment opportunities and facilitating strategic acquisitions. He also actively contributes to asset management, legal review, business development, and investor relations.

Before joining Montfort, he was a consultant at Alvarez & Marsal, specializing in financial advisory for underperforming and distressed companies, including Chapter 11 bankruptcies, special situations, and complex restructurings. Prior to that, Jon worked as a securities attorney specializing in investment management law.

He received a JD from Southern Methodist University and a BBA in Finance from the University of Texas at Austin. He is a member of the State Bar of Texas.
